These Terms of Use apply to your use of embassyvillabangalore.com (the “website”), operated by Invest in Realty, a real estate agent registered with the Karnataka Real Estate Regulatory Authority (Agent Reg. No. PRM/KA/RERA/1251/310/AG/251129/006545) and a channel partner for Embassy projects. By using the website you agree to these terms.

1. Who we are

We are a channel partner, not the developer. This is not the official website of Embassy Group or Embassy Developments Limited. All sales agreements, prices, payment schedules and allotments are made by the developer directly with the buyer.

2. Information on this website

Project details are collected from the developer’s published material, RERA records and market sources and are provided for general information only. They can change without notice and may not be complete or current. Where a detail comes from market sources rather than the developer, the page says so. Images are representative and AI-generated, not photographs of the projects. Always verify details with the developer and on the Karnataka RERA portal (rera.karnataka.gov.in) before you make any decision or payment.

3. No offer and no advice

Nothing on the website is an offer, a promise of availability, a contract, or legal, tax or investment advice. Please take independent advice before buying property.

4. No payments on this website

We do not collect booking amounts or any other payments through this website. Never pay money to anyone based only on information from this website; make payments only to the developer’s official bank account as stated in your agreement. Because no payments are taken here, there is no refund policy for this website. Refunds and cancellations for a booking are governed by your agreement with the developer and the RERA Act, 2016.

5. Our fees

We do not charge buyers any fee. As a channel partner, we are paid by the developer.

6. Using the website

You agree not to misuse the website, submit false information, or try to disrupt or gain unauthorised access to it. Enquiries you submit must be your own and accurate.

7. Third-party content and links

The website embeds or links to third-party services such as YouTube, Google Maps and WhatsApp. We are not responsible for their content or practices.

8. Intellectual property

Project names and trademarks belong to their respective owners and are used only to identify the projects. The design and original text of this website belong to Invest in Realty.

9. Liability

To the extent permitted by law, Invest in Realty is not liable for any loss arising from reliance on information on this website. Nothing in these terms limits any right you have under the RERA Act, 2016 or the Consumer Protection Act, 2019.

10. Governing law

These terms are governed by the laws of India, and courts in Bengaluru, Karnataka have jurisdiction.
