Embassy Riverine and Embassy Boulevard are two of the most asked-about villa communities in North Bangalore. Both sit off NH44 (Bellary Road) near Yelahanka, both are by Embassy, and both are built for families who want a large, private home. The big difference is timing: Riverine is a new launch, while Boulevard is a completed, lived-in community. This guide puts them side by side so you can decide which one fits you.

New launch or ready to move: the first decision

This is usually the question that settles the choice.

Choose Embassy Boulevard if you want to move in sooner

Embassy Boulevard is complete. You can walk through the actual villa, see the clubhouse and the streets, and meet people who already live there before you decide. There is no construction wait. The trade-off is choice: because the community is finished, you buy from resale and select inventory, so the villa type, facing and condition depend on what is available at that time.

Choose Embassy Riverine if you want a new home and can wait

Embassy Riverine is a new launch, so you get a brand new home, a wider choice of units at launch and a payment schedule spread over construction. The trade-off is time: you will wait for the home to be built. Check the possession date written in the agreement and the project’s progress on the Karnataka RERA portal before you book.

How the two communities feel

Embassy Riverine: homes along a water corridor

Riverine is a private, low-density community of villa homes inside Embassy Origins, an 85.5 acre Embassy development near Tarahunise Lake. Every home sits along one of six landscaped corridors (flowering, fragrant, open grass, edible, active and shaded) and opens onto a riparian water channel that runs through the community, without boundary walls in between. A villa clubhouse serves only the villa owners, with sports courts and lawns around it.

Amenities include a swimming pool, fitness centre, yoga deck, tennis, pickleball and padel courts, a kids zone, a pet park, a senior citizens zone and celebration and picnic lawns.

Embassy Boulevard: a resort at home

Boulevard was designed by Andy Fisher Workshop, Singapore, with only three villas to an acre. Each villa has a private heated pool, a garden, a private lift, central air conditioning and an outdoor barbeque area. The community sits beside protected defence forest land and has its own clubhouse.

If you want your pool, garden and lift inside your own plot, Boulevard delivers that in every home. If you prefer shared landscape, a water corridor and a large villa clubhouse, Riverine leans that way.

Sizes and villa types

Riverine offers 4, 4.5 and 5 BHK villa homes from 4,362 to 7,388 sq ft. Boulevard has five villa types. Listing websites give their sizes as about 3,935 sq ft (Willow), 4,105 sq ft (Pine), 5,900 sq ft (Cedar), 7,160 sq ft (Cypress) and 7,310 sq ft (Silver Oak). So both cover a similar range, from a compact 4 BHK to a large 5 BHK.

One legal note on Riverine: the developer calls these homes “villa homes” as a marketing term, and the project is governed by the Karnataka Apartment Ownership Act, 1972. Ask your lawyer what this means for land title and maintenance before you buy.

Location and daily travel

Both communities are on the airport side of North Bangalore, close to NH44 (Bellary Road).

Travel times are approximate and change with traffic, so drive the route at your usual office hours before deciding.

Price: what to expect

Listing websites quote Embassy Riverine from about ₹13 Cr onwards for a 4 BHK villa home. Embassy Boulevard prices depend on the villa type and on whether it is a resale, so there is no single starting price. In both cases, the final cost also includes registration, stamp duty, GST where it applies and other charges. Ask us for a written price breakup for the exact home you like.

Which one should you choose?

Still unsure? Visit both in one afternoon. They are close to each other, and seeing a finished Boulevard villa next to Riverine’s plans makes the difference clear very quickly. Book a joint site visit or download the Riverine brochure.
