What is a villa?

A villa is an independent house inside a gated community. You get your own walls, roof, garden and usually more than one floor, while the community provides security, roads, a clubhouse and shared amenities.

Example: Embassy Boulevard. Boulevard has 170 villas on 51 acres in Yelahanka, only three villas to an acre. Every villa has a private heated pool, a garden, a private lift, central air conditioning and an outdoor barbeque area. It is complete, so you can see the exact home before buying.

Example: Embassy Eden. Market listings describe about 95 5 BHK mansion villas on about 31 acres in Rajanukunte, built as ground plus two floors, of about 7,140 to 8,984 sq ft.

A note on terms: Embassy Riverine calls its homes “villa homes” as a marketing expression, and the project is governed by the Karnataka Apartment Ownership Act, 1972. The ownership structure matters for land title and maintenance, so ask your lawyer to explain it for any project you consider.

Choose a villa if you want privacy, your own garden and space for a large family, and are happy to look after a bigger home.

What is a villament?

A villament sits between a villa and an apartment. Homes are stacked in a low-rise building, often as duplex or triplex units, so each one feels like a villa with its own entrance and outdoor space, while the building and grounds are managed together like an apartment.

Example: Embassy Grove. Grove has 106 villaments in 2 and 3 tier formats on 7 acres off Old Airport Road, beside the KGA golf course. Every home is centrally air-conditioned and has its own private pool with a sundeck, plus a private garden or terrace. Listing websites give sizes of about 4,339 to 5,474 sq ft for the 4 BHK duplex and triplex homes. Grove is complete with OC received.

Choose a villament if you want villa-style space and a private pool in a central location, with less upkeep than an independent house.

What is a villa plot?

A villa plot is a piece of land in a planned, gated layout. You buy the plot and build your own house on it, to your own design and on your own timeline. The developer has already built the roads, parks, utilities and shared facilities.

Example: Embassy Springs. Embassy Springs is a 288 acre township in Devanahalli, about 7 km from Kempegowda International Airport. The plotted phase is complete with OC received. The township has a man-made lake, more than 45 acres of green space, 32 community and link parks, an 8 km cycling track, a club and the Embassy Academy school. Plot sizes and prices vary by plot.

Choose a villa plot if you want to design your own home, or want to buy land now and build later. Remember to plan for design, approvals and construction time and cost on top of the plot price.

Want villa space without a villa? Consider a large residence

Some families want the room of a villa but prefer an apartment’s convenience. Embassy Lake Terraces in Hebbal is not a villa project, but it offers 467 residences in 4 and 5 BHK simplex and duplex layouts, about 4,400 to 9,700 sq ft as per listing websites, with views over Hebbal and Nagavara lakes and a 2 acre sky deck. It is completed with OC received.
